Province Announces Funding for APAL!

The Province of Manitoba recently announced support for Asessippi Parkland Assisted Living in the form of a rent supplement on 14 units of the proposed 28 unit facility.  The rent supplement applies to suite styles D, E and F and ensures that those tenants with annual income of $25,500 or less will pay no more than 27% of their income towards rent in APAL.

"While the supplement only applies to the 'rent' portion, not the meal or housekeeping component of tenants' monthly fees, it definitely increases unit affordability for tenants and greatly enhances the overall feasibility of the facility" according to APAL Chairperson Mark Keating.  "The reduction in rent is quite dramatic in fact with annual savings in the range of $3000 to $10,000 on suites D, E, and F depending on the tenant's annual income so we expect these suites will be signed up very quickly."

You've Heard the Stories! Now Get the Facts!!

The APAL committee is hosting a series of informational meetings beginning Friday November 30th at 2 PM at the Russell Leisure Centre to properly update and inform area seniors on the current status and progress of the planned Assisted Living facility.  The committee recognizes that its communication with the public to date has been less than optimum, resulting in seniors and their families making important lifestyle decisions based on rumours and speculation rather than legitimate facts.

The ultimate goal of these meetings is to provide enough information, and answer enough questions, to enable potential tenants to make a fully informed decision on the facility's suitability to their future needs.  If you are interested in safe, comfortable and affordable housing for yourself or someone else in your family and you would like more information on this planned facility please plan on attending the following meetings:

  • Friday November 30th, 2:00 PM, Russell Leisure Centre
    • Topics to discuss:  Facility Summary, Progress Update, How Does a Life Lease Work?, Questions and Answers

  • Thursday December 6th, 2:00 PM, Russell Leisure Centre
    • Topics to Discuss:  Entrance Fees and Monthly Fees - Are they Affordable?  What are they based on?  What are the alternatives?  Questions and Answers

  • Thursday December 13th, 2:00 PM, Russell Leisure Centre
    • Topics to be decided

  • Thursday December 20th, 2:00 PM, Russell Leisure Centre

PRESS RELEASE:

Asessippi Parkland Assisted Living Project to Proceed:

The Board of Directors of the Asessippi Parkland Assisted Living Project will proceed with their
plans to build a 36 unit life lease senior housing facility beginning this construction season
pending final approval of financing. The facility, which will be located on Russell’s Main Street,
is expected to be completed by fall 2013.

The committee has received strong support from the community through the sale of life
leases, corporate sponsorship and private donations. In addition, the Town of Russell, Village
of Binscarth, and Rural Municipalities of Russell and Shellmouth-Boulton see the community
benefits of this worthwhile project and have stepped forward with generous donations.

The Board is now in the process of finalizing the financial details and securing project financing.
They anticipate having this in place by late spring so that construction can begin this summer.

Not all of the units have been spoken for yet, and interested individuals are asked to contact
Andrew Agencies Real Estate at 204-773-2640 for information on the life lease entrance fees,
rental rates and facility amenities.

Thank You to Shellmouth-Boulton!

A very sincere thank you goes out to the RM of Shellmouth Boulton and their ratepayers for their generous support of the Assisted Living Facility.  At their recent Council meeting of March 15, 2012 the RM pledged a minimum of $30000 towards "the establishment of this much needed assisted living complex that will benefit all seniors in the Asessippi Parkland area."  The RM's generosity is a nice boost to our fundraising campaign and sets the bar for additional contributions from neighbouring municipalities.

Interest strong - over 1/3 sold!

A senior life lease condominium development in Russell already has
commitments for over one-third of the units just weeks after going on sale.
The 36-unit assisting living complex that will be built on the community¹s
Main Street will offer area seniors an enhanced level of housing that fits
the need between living a fully independent life and personal care service.
Preliminary budgets and layouts have been done for the facility, and the
Board of Directors of the non-profit organization promoting the project has
hired local realtors to sell the units. A minimum of 31 of the 36 units need
to be sold in the next seven weeks in order for construction to start on May
1.
The 14 one-bedroom and 22 two-bedroom units range in size from 590 to 1055
sq. ft. The complex is located centrally with access to town services and
amenities. The key to the facility is that it will offer meals and
housekeeping to residents in the monthly rent.
"We believe that the senior population of the Asessippi Parkland area
deserves local affordable housing options and supportive services that
promote aging in place and maximize their overall health and well-being
through a safe, secure and flexible environment," said Committee chairperson
Bob Schmidt.
Russell is a community that boasts a vibrant business district, along with
many health care services that many smaller communities can¹t offer.
A recent expansion to the Russell District Hospital added a chemotherapy
unit and a dialysis unit to serve the area.
Chiropractic, dental and optometric services are available in the community,
and a modern pharmacy allows for prescriptions to be filled.
Sales inquires should be directed to Andrew Agencies in Russell, 773-2640.

Suite Sales Thus Far Are ... Sweet!

Doug and Angie have been very busy since the sales campaign officially kicked off just over a week ago, having achieved 25% of our total sales goal already!  There has been keen interest in each of the 6 different suite layouts - proof positive of MMP Architects' great design work for the committee and also solid confirmation of the facility's affordability to the entire community.

The Sales Team plans on hosting public meetings throughout the area in the coming days and weeks; if you would like to see a meeting in your community please give us a call.  Keep checking in here to keep up to date!

Early Results Look Promising!

A total of 4 Expressions of Interest have been accepted by our Sales Team since our public meeting just a couple of days ago!  This is a great start to the sales campaign and a very encouraging signal to the committee that their hard work is worth the effort and to the entire community that their is a strong need for this type of facility.

An Expression of Interest (EOI) is the first step towards full tenancy and is accompanied by a $1000 fully refundable deposit.  In order to proceed to the next phase (complete architectural drawings, mortgage negotiation, etc.) of the project, a significant percentage of the 36 units must be committed to by an EOI by April 21 2012.  The committee has set this deadline to ensure a timely occupancy date of September 1 2013.

The Real Benefits of Assisted Living

When we begin to consider the idea of moving a family member to an assisted living community, the benefits of living there are not always crystal clear. Though we know they will be safer and have more friends around, activities to keep them busy and perhaps someone to take them to the doctor, every resident will benefit a little differently. The real benefits will become apparent to the resident and his or her family only after they have actually lived in a community for several months.

Making a move requires thinking in terms of trade offs. To move from a current living situation to a different living situation requires giving something up in order to gain something else. If you are considering the possibility of a move, chances are a move is past due, as the majority of people tend to wait longer than they should to make a move.
Safety
For some, the greatest benefit is safety. If the older adult is frail, visually impaired or unsteady on their feet, living with others can serve as a safety net. There will be other residents around to help them walk, be another set of eyes, or help them up from a chair. If they have an accident, a health emergency or a fall, they will not be alone for long.
Friends
As we begin to reach our later years our friends may begin to pass away. If we are unable to drive, it may be harder to see the ones we still have remaining. If we have lost a spouse, we may have lost our best friend. Isolation can be debilitating for a senior with depression, health issues or memory loss. Assisted living provides a constant source of friendship. Even those who claim to be loners will benefit from the mere presence of other people. Conversation, social activity and the opportunity to enjoy festive occasions all bring quality of life to residents.

Nutrition
As we age it becomes harder to shop for groceries and prepare nutritious meals. If our family member lives alone the idea of cooking for one becomes challenging. The proposed facility would provide at least two meals per day at convenient and regular times of day. Being well nourished and hydrated will improve health. Social activity at meals aids digestion and well being.  Mealtimes often become the most important event of the day.

Housekeeping

Seniors living at home alone often begin to skip the housekeeping tasks they can no longer do well, like making the bed, vacuuming, or yard work. The actual maintenance of their home may cease due to their disability, lack of energy, failing eyesight or ill health. Safety becomes an increasing issue in a home that is cluttered or unsanitary; unsafe electrical appliances or faulty plumbing can lead to disaster. In assisted living, not only will the bed be made, light bulbs will be changed and the floor will be cleared and vacuumed by trained staff. Housekeeping includes dozens of small, very important tasks that lead to an easier and safer life for older adults.
Family Roles Restored
A very powerful, yet real benefit of assisted living is the restoration of family roles. That is, a spouse who has been acting as a care giver or nurse to her husband, can get back to being a wife. A daughter who has perhaps abandoned the needs of her own children to care for her failing parents will be able to resume the role of mother and her role as daughter once again. Many families are divided with stressful scheduling and shifting of plans in order to provide care for their aging parents. A priceless value of assisted living communities is that they allow us to advocate for our parents while letting the trained staff do the professional work it takes to improve their lives.

Another Proud Supporter!

Elisabeth Neuhofer presents a check for $600 to Mark Keating of the Asessippi Parkland Assisted Living committee to assist in the project’s completion.  Like all landowners in the area, Elisabeth and her husband Martin have enjoyed significant appreciation in their land values and cash rental rates over the last few years and are proud to share a small portion of this gain with such a worthy community project.
